Monthly Rent:  £525 per person per month (£121.15 per week)

 

The house must be rented as a whole, to a group of four students - we do not rent individual rooms.

There are a total of 4 double bedrooms in the house.

The rent for the whole house is £2100 per month, or £525 per person per month, assuming that you share the rent equally.

 

This is approx. £121.15 per person per week

 

Start and Finish Date

 

The new tenancy for 2022 / 2023 will start at on Saturday 13th August 2022 and will be for 50 weeks - This gives us 2 weeks to prepare the house for the following year. 

 

Deposit

 

If you decide you would like to take the property, a non-returnable reservation fee will be required of £150 per person which is credited towards your first month's rent.

At the same time, each of the four tenants will need to provide us with details of their guarantor, preferably a parent or guardian so long as they own a property and are registered on the electoral (voters) roll and are in employment. We always take up references on the guarantors and they will each need to sign a legal document to state that they will pay any monies due should the tenants default. (For overseas students or students without a suitable UK guarantor, please see below)

 

Unlike many agencies, we do not ask you to pay any agency fees for obtaining references and drawing up contracts.

 

Prior to moving in you will need to pay the first month's rent, less the £150 reservation fee already paid.

You will also need to pay a security deposit equal to five weeks' rent before you move in. The law requires that this deposit is held in a government approved scheme, details of which will be provided to you. Subject to the rules of the scheme, your deposit will be returned to you within 2 weeks of the end of the tenancy, less any deductions which may be made after the check-out inventory has been completed (see below)
 

 

For overseas students or students without a UK - based guarantor:  We are happy to discuss the option for overseas students and students who cannot provide a suitable UK guarantor to pay additional rent up front. This is usually an additional 6 or 11 months rent which is payable prior to moving in, and this is credited to the final months of the tenancy.
 

What you will need to sign

 

You will be asked to sign a standard Assured Shorthold Tenancy Agreement which clearly sets out your obligations as tenants and our obligations as landlords. All four tenants' names will be on this agreement. Your guarantors will also need to sign this Agreement.

Each tenant will also need to provide us with a signed bank standing order form for the monthly rental payments - this may be your own bank (if you are paying  your own rent) or from a parent, guardian, guarantor or similar.

 

Other costs you are responsible for

 

Your monthly rent does not include utility bills so you will need to budget for:

  • Electricity
  • Gas
  • Water rates
  • TV Licence (if you have a tv)
  • Broadband / Cable (you will struggle to get TV reception without it)
  • And of course, your food and other living costs!

So long as all four tenants are full-time students, you will not need to pay council tax so long as you advise the local authorities.

We normally recommend that you set up a household bank account managed by one of the tenants and that each person arranges to pay a monthly sum into the account by standing order to pay for these costs. Budgeting is also made easier if you arrange to pay these bills by standing order each month as it helps to avoid any nasty surprises from large quarterly bills.

The current tenants have advised us that they have each been paying £40 each month into their household bills account and that this appears to be sufficient to include the above bills including broadband for the house.
 

What happens when you check-in

 

On the day that the tenancy commences we will meet you at the house and complete the check-in inventory with you. This is a list and brief description of everything in the house and its condition.

A similar inventory is completed with you on the final day of the tenancy. This ensures that any discrepancies between the two inventories (such as missing or damaged items) are clearly identifiable and cannot be disputed by you as tenants, or us as landlords. The tenancy agreement that you will have signed provides us with the authorisation to withold a reasonable sum from your deposit in the event that items are missing or there has been any damage to the house.
